The purpose of the ALTA/ACSM Land Title Survey Standard is to provide to a Title Insurance Company specific information sufficient to allow the "Survey Exception" to be removed from a new Title Insurance Policy.
Due to the variation in technical standards for Land Surveys from state to state, and the need for a National Standard for Land Title Surveys, The American Land Title Association (ALTA) in consultation with the American Congress on Surveying and Mapping (ACSM) created the ALTA/ACSM Land Title Survey Standard. This national survey standard sets-out minimum standard detail requirements for surveys as well as specific responsibilities to Title Attorneys, Lenders and Landowners when seeking a Survey for Title Insurance.
After the merger of the ACSM with the National Society of Professional Surveyors (NSPS), this standard became known as the ALTA/NSPS Land Title Survey Standard, although "ALTA/ACSM Survey" or "ALTA Survey" remains in common use.
